The 10 commandments were great point I believe people should read to understand financial literacy. Parts of the book seem to be selling a product but that comes with the author providing a service. If you need to structure a deal and have some intermediate knowledge this is also a great book where he breaks down a deal, contracts, and so much more on closing and consistently providing results.

This was an easy to read book - finished it in two days. While I did learn his logic behind investing and opting for quick return on the original principal while generating monthly cashflow, this book is not designed for everyday people. The deals mentioned in this book start very high, yet they mention you can become a lifestyle investor with any amount of money. I see no example of investments where the initial principal is under $50K. They only describe a handful of investments, but the down payment is pretty high. Furthermore, you don't see many examples in which he invests and it actually goes sour. There was one where with the maintenance company deal reached a conflict due to his unpaid contribution so he forgave them and negotiated it for a royalties deal instead, but that value was $500K. Average people are unwilling to lose $500K so you can get to series A financing and bet on royalties. Maybe $500K doesn't seem like a lot for Justin, but pricing the book at $12.99 ($2.99 for Kindle) makes you think that these strategies and tactics were possible for everyday people. When I checked out his website, his mastermind cost $50K/year and he suggests you only join if you have $250K to invest! He also has a course, but that costs $497. It would be nice if he could guide us to finding a mentor that is actually affordable, like the $5000 coaching he suggests is worth the money. He also tells you to hire financial and legal professionals. I have a CPA and a business attorney and they cost several hundred per hour. I don't know how you expect regular people to succeed if they don't have these resources. While I like the tactics described in this book, I don't see how I can take action when I cannot afford the initial principal investment or hire a mentor for the price he is mentioning.

This is the best book about investing AND about achieving one's desired lifestyle, that I have read. There were three key parts of the book that impacted me. First, the book helps to establish a mindset to achieve regular passive income, in order to free up time to do whatever you life passions and lifestyle goals are. This is a key insight: highlighting that time is the real scarce resource; money is important to the extent that it enables free time, and also enables many things that one wishes to do with one's time (though so many important things in life require no money). The second key insight is that the book helps us to answer what to do with one's time. This will of course be different to each person. But the book provides many ideas to help inspire the reader, and most importantly it sets out a disciplined approach to the reader to define her or his lifetime aspirations. The third great gift that this book brings to the reader is several specific investment ideas that can help to achieve the above two important goals. I think that the author's investment ideas are excellent ideas in 2021. In the future, say, five years from now, these specific investment ideas may or may not be applicable. But the discussion reveals a mindset about investing that is applicable to any investment or economic environment. This book is valuable for a reader of any age. However, the earlier one reads this (ideal for a young adult), the earlier that can apply its lessons for a satisfying life.

Fantastic read. It illuminates how to approach the options available to people to change the game and how creative you can be to achieve your goals outside the traditional perceptions. He truly inspires to approach life as a game of chess while the vast majority of people stay stuck to checker.

Iā€™ve been an entrepreneur and investor going on 20 years and although Iā€™ve had compounded successes Iā€™ve thus far failed to invest in a way that was cash-flow first. This has left me with a great work life (I love what I do), notable capital gains, but no consistent monthly income.Donaldā€™s Core Principles and 10 Commandments not only underscored the weaknesses of my strategy thus far, but also offers a path forward. The specific case studies with deal terms not only add transparency but make the case for the author by quantifying his approach.One item that is noteworthy is that in almost all of my own investments I have focused on return in the principal in 1-3 years (plus gain). Iā€™ve never seen any other investment book highlight this approach, and itā€™s been one of the primary core elements of my own success. Donald embraces this strategy as a core principle of cash flow investing which frankly built my own confidence that others have taken this approach in other types of investing.This book should come with a warning: youā€™ll be inspired to change your life!

The Lifestyle Investor totally changed my perspective on how live my life and invest. Justin Donald is the real deal and this book is easy to read, understand and gives you the tools to start passively investing successfully. Justin has a unique ability to explain and teach the newbies and also provide valuable insight for those that are experienced in investing already. This is a must read if you are wanting to buy your time back and make your money work for you!

Still reading the book. Clearly some very sound financial advice and strategies, but may be difficult to put into practice for most people.
